Bargain price. Perhaps one of the biggest advantage of property auctions is that it is possible to buy a home at a greatly discounted price. The discount can sometimes be as much as 25% off the property’s real market value.

Equal Opportunity. Anyone, including low budget investors, can have an equal chance of buying, since the property is set for all interested buyers.

No over bidding. Compared to closed-tender bidding, in which the winning bidder might be substantially higher than the under bidder, over bidding in auction sale is very unlikely. In the latter, you will only pay one bid that is higher than your competitors.

Choice. With an auction, your choices are wide. Properties on auction sale might include those that need renovation and those in foreclosure.

Disadvantages

The biggest downside with auctioning is that if the property on offer has some hidden problems, the deal cannot be undone. Another is, even though you have spent money for a complete survey of the property’s structural condition, there is no guarantee that your bid will be successful.
