Land Investment

Land investment is arguably one of the smartest, safest and rewarding way of growing your money. This is because land is a tangible asset, which value can only increase over time and which investors can readily make use of. It is basically a smart and lucrative investment.

Land is easy to diversify and have the ability to mitigate the risks associated with other real estate investment such as residential and commercial properties.

What makes this investment more great is that a piece of land does not require continued maintenance. And unlike buildings that are used for rent, you do not have to deal with demanding tenants who might just leave you without paying their rents.

On the other hand, investing in land also have some down sides. The following are just a few of them:

a) With the sky-rocketing prices of land today, land investment is like rich man’s games. Only those with large bank accounts can really afford it.

b) Land is not a liquid cash. In event of emergency that you have to sell your property, it can be undervalued.

c) The government may acquire the property for public use. By invoking its right to eminent domain, state can acquire your property at below market value.

d) Land is a long-term investment. It might take years before you can sell your property at a profitable price.

e) A piece of land that stays unused or vacant for years faces the risk of being claimed by unsocial elements such as land grabbers and squatters. In such event, you can lose your entire investment or face court battles to establish you right to the property.
